The development is situated on the St Modwen Access 18 Business Park, Avonmouth and consists of 2 speculative industrial units.

Each building has been separated into a number of smaller units with an open plan Warehouse space and a single accessible toilet facility.

Each building comprises of a steel framed structure, with six-degree dual pitch roof, with insitu power floated concrete floor. The roof covering is colour coated profiled steel built up construction with non-fragile roof lights. The external walls are architectural horizontally laid composite cladding panels, and vertically laid built up cladding. Windows are pre-finished aluminium double glazed with solar control glass; the main entrance is also provided with a glazed canopy.

External works include vehicular access, tarmac finished car park with block paving walkways together with landscaping perimeters. The yard is tamped concrete finish with trowelled edging. Each unit can be accessed from the yard by high sided vehicles via the sectional loading doors.
