Grade II Listed Refurbishment for Valued Client

Oak Bridge School, Croydon

Our General Works team has recently completed its largest project to date, transforming the Grade II listed Coombe House into a specialist SEN school for valued client Spaghetti Bridge.

Delivered over an 11-month programme, the project involved the comprehensive refurbishment of the main building, alongside three associated outbuildings – The Cedars, The Farthings and The Beeches.

Works to the main building included extensive roof repairs and complete re-roofing to address areas of water ingress. Around 70% of the original slate was carefully retained and reused, helping to reduce the embodied carbon associated with new materials.

The building also underwent a complete mechanical and electrical refurbishment, alongside a range of internal alterations. These included new drylining, bespoke carpentry elements and high-quality finishing works, including new floor finishes and decorations.

The refurbishment programme was carried through to the three surrounding outbuildings, creating a consistent standard of quality and modernisation throughout the development while remaining true to the client’s vision.

A key consideration throughout the project was the character of the existing building and its surroundings. The original architecture and leafy grounds have been retained as an important part of the learning environment, creating a calm and supportive setting for specialist education.
